Obtaining Investment Capital for Infrastructure Asset Development for Non-Profit Organisations in New Zealand.
This Major Research Project will examine the ways in which some non-profit organisations, particularly church or religiously based organisations have developed their asset base over the period of their existence. There will be an investigation into the methods in which these organisations have obtained the capital that was required to grow their asset bases. The major focus of this Project is analysis of the Auckland East City Elim Church trust and in particular the development of Elim Christian College. A range of options for raising the capital required to order build facilities for the expansion of the college. There will also be a discussion of the income derived the College and potential the income has be the source of a long-term endowment fund which could be used to re-invest, grow and to provide funds for the organization and the fulfilment of the objectives of the trust.This project will explore the limitations of traditional methods of financing offered by domestic banks and will compare that with financial products that banks are able to offer. This project will also explore other opportunities to acquire capital such as the issuing of bonds, securing large long-term philanthropic donations, and borrowing from offshore sources and investigate the potential and ramifications of a tenant sale and leaseback type approach. A close examination of Project Finance in comparison to traditional corporate finance will be conducted.
